2ENDZ was engaged by Pro-Invest Developments to overcome a 20% cost overrun on their planned Holiday Inn Express. We produced a complete, fully coordinated set of modular design and engineering documentation — 44 drawing sheets across architecture, MEP, ICT, fire, and structural — demonstrating the modular approach could solve the cost problem decisively.
The designs were completed in full and IHG brand-compliant. However, we could not find a contractor in Australia willing and capable of executing the modular program at that level of complexity in 2018. The project did not proceed to construction. This experience directly shaped our provisional patent and DfM structural methodology.
The HI Express project proved the concept was sound and the cost case compelling. The Australian market in 2018 lacked contractors with the capability to execute high-rise modular hospitality at this coordination level. That gap no longer exists. The experience directly shaped 2ENDZ's structural IP, DfM methodology, and decision to pursue patent protection for a system that solves what conventional modular cannot.

2ENDZ's proprietary Design for Manufacturing (DfM) methodology collapses the traditional linear project timeline into a single integrated phase — where engineering drives architecture, every component is pre-quantified, and the GC receives shop-level documents, not tender approximations.
The result: A GC receives a complete, fully-coordinated set of shop drawings — with bills of quantities, scope bifurcation colour-coding, and zero ambiguity about what is built in the factory vs. what happens on site. Change orders are capped at 2–3%.

Trained as an architect with a Master of Architecture from the University of Texas at Austin and a Bachelor of Environmental Studies from the University of Manitoba, Matthew has built a career at the rare intersection of design, engineering, procurement, cost strategy, and construction delivery.
His hospitality track record spans every asset class — from economy select service to upper upscale — across 14 international hotel brands including Langham, Eaton, Pullman, Crowne Plaza, Sage, NEXT Hotels, Novotel, Ibis, and Four Points by Sheraton. He personally delivered 1,500+ new hotel keys in India for Host Asia Pacific REIT over five years, directed a 287-key brand repositioning acquisition project in 12 months, and built the first combined multi-brand hotel in India using precast concrete panels.
