The StarCity project is the proof of concept for the H Series — a 17-story, 228-key co-living development in downtown San Francisco, fully designed using 2ENDZ's DfM methodology. Starting from PDF schematics on Day 1, 2ENDZ delivered 100% complete construction documents ready for tender in 45 days — with full MEP, ICT, structural, fire life safety, and scope bifurcation drawings included.

The result: a $9.2M MEP saving against a baseline of $17M that had already undergone 12 months of GC value engineering — a 54% reduction in MEP costs in 45 days. M&E costs came in at 59% lower than conventional construction. Overall project savings reached 35%.

The full design set is US Copyright registered (VA 2-241-994) and is ready for rollout — a fast-start foundation for any developer pursuing a co-living or select service hotel project in a US seismic zone.

Holiday Inn Express, Little Collins St — The Project That Shaped Our IP

2ENDZ was engaged by Pro-Invest Developments to overcome a 20% cost overrun on their planned Holiday Inn Express. We produced a complete, fully coordinated set of modular design and engineering documentation — 44 drawing sheets across architecture, MEP, ICT, fire, and structural — demonstrating the modular approach could solve the cost problem decisively.

The designs were completed in full and IHG brand-compliant. However, we could not find a contractor in Australia willing and capable of executing the modular program at that level of complexity in 2018. The project did not proceed to construction. This experience directly shaped our provisional patent and DfM structural methodology.

The HI Express project proved the concept was sound and the cost case compelling. The Australian market in 2018 lacked contractors with the capability to execute high-rise modular hospitality at this coordination level. That gap no longer exists. Matthew Lai — Global Head

Matthew Lai is the founder and Global Head of 2ENDZ — an execution-driven leader with over 35 years of international experience delivering large-scale hospitality, F&B, retail, and mixed-use projects across 45 countries and five continents. Trained as an architect with a Master of Architecture from the University of Texas at Austin and a Bachelor of Environmental Studies from the University of Manitoba, Matthew has built a career at the rare intersection of design, engineering, procurement, cost strategy, and construction delivery.

His hospitality track record spans every asset class — from economy select service to upper upscale — across 14 international hotel brands including Langham, Eaton, Pullman, Crowne Plaza, Sage, NEXT Hotels, Novotel, Ibis, and Four Points by Sheraton. He personally delivered 1,500+ new hotel keys in India for Host Asia Pacific REIT over five years, directed a 287-key brand repositioning acquisition project in 12 months, and built the first combined multi-brand hotel in India using precast concrete panels.

Beyond hospitality, Matthew brings deep expertise in F&B concept development and retail — including directing Walmart Japan's SuperCenter and Logistics Warehouse rollout using rapid-delivery prototyping methodologies and revamped bidding practices. This breadth across hospitality, F&B, and big-box retail informs 2ENDZ's uniquely integrated approach to mixed-use development and podium activation.

Matthew founded 2ENDZ in Singapore in 2014 with a single conviction: that the global modular construction industry lacked a truly integrated consulting group capable of taking a project from feasibility to keys-in-hand. 2ENDZ was built to fill that gap — combining architecture, structural engineering, MEP, ICT, interior design, kitchen design, F&B concept, procurement, and logistics under one roof, with a proprietary DfM methodology and intellectual property now copyright-registered and patent-pending in the USA.
